Utilizing Technology to Conduct Appraisals
- Onsite Inspection: Hudgins-Groover utilizes a UTV to gain access to as much of the subject property as possible allowing inspection of properties with challenging off-road characteristics. inspecting farm and ranch properties, Hudgins-Groover utilizes GPS mapping to make a track of their inspection of the property and to pinpoint property features and points from where onsite photos are taken. When inspecting comparables sales, GPS mapping takes us directly to the property and simplifies the identification of where the property starts and ends.
- Aerial Inspection: Dick Hudgins is a private pilot, who has been flying since 1971. Through piloting, Hudgins-Groover can provide aerial inspection and photography of real estate properties, as well as providing quick access to all points in Texas for appraisal assignments. From Marfa to Midland to Lubbock to Fort Worth to the Louisiana border, Hudgins-Groover has flown there on appraisal assignments. Whether making aerial inspections of the subject property or the comparable, the GPS mapping utilized for the ground inspections is also
used for the aerial inspections; as such, we fly direct to the properties and have positive identification for aerial inspection and photos greatly increasing the proficiency of the inspections while covering a lot of territory in a minimal amount of time.
- Data Gathering: Our data gathering provides us intricate insight into properties. This data includes flood maps, soil maps, plat maps, pipeline and oil/gas well location maps, topographic maps, cost data, building sketching, census tract data, and comparatble sales.
- Electronic Transmission of Information: By keeping everything digital, Hudgins-Groover is able to conduct appraisals in an organized and timely fashion. One of those digital methods is using a cloud based program to transmit large size appraisal reports to clients and to provide a “drop box” for clients to provide property information for consideration and analysis. This is especially valuable in the appraisal of Estates, Trusts, and Foundations where there are volumes of property information envolved. In addition to traditional paper copies, we also provide clients with PDF documents of appraisal reports.
